Planning to move in or out? Here is what you need to know.

It’s the responsibility of the exiting tenant to adequately clean his apartment when moving out. This is an inherent responsibility for all residential leases in Québec. Failure to comply can result in fines or legal action. Please note, Manzel Mtl is not responsible for cleaning an apartment when tenants fail to fulfill their basic lease obligations. We recommend that incoming tenants be prepared with cleaning supplies and ready for any situation.

Adequately cleaning an apartment means:

  • Floors: Sweep and mop all floors.

  • Surfaces: Clean all surfaces with a soapy, wet rag.

  • Kitchen: Clean meticulously inside and outside of cabinets and appliances (including fridge and stove if included).

  • Bathroom: Thoroughly clean floors, sinks, toilets, bathtubs, showers, mirrors, and vanities.

  • Personal Items: Remove all food items and personal belongings.

  • Damages: Report any damages by submitting a maintenance request proactively before moving out.

A lot of tenants move on the same day, so it’s crucial that everyone disposes of trash and recycling properly. Flatten boxes and place them by the side of the building or on the street. Large furniture must be placed directly on the side of the street in front of the building.

Watch your belongings carefully; items left unattended may be stolen. If prior tenants leave any items behind, it’s your choice to keep or discard them. For large, unwanted items, please submit a maintenance request via our website. Our team will get in touch with you.

Manzel MTL is not responsible for lost or stolen items.

Moving Out Details

You have until noon on the last day of your lease or the first day of the month to effectively clean and vacate your apartment. Once you’re ready to leave, submit a maintenance request via our website to inform us of your departure. Leave all keys (including the mailbox key) in an envelope on the kitchen countertop. A team member will collect them and inspect your apartment.

 
Moving In Details

You can access the building starting at noon on the first day of your lease. Contact management via email at manzelmtlservice@gmail.com before your move-in date for key retrieval if your apartment doesn’t have a code lock.

Note: There is no parking at this location. Parking is street-only, and vehicles should not obstruct traffic.

Hydro-Québec

You must call Hydro-Québec at 1 888 385-7252 prior to your arrival to register an account for your address to prevent service interruptions.

Internet access

You must schedule an installation appointment with the provider. Notify us via a maintenance request, specifying your installation date and time. If necessary, an employee will communicate with you. You must be present on-site during installation.

Building Rules & Regulations

 

The maximum number of people permitted to occupy an apartment is two (2) for a 1 ½, three (3) for a 3 ½, four (4) for a 4 ½, five (5) for a 5 ½ and six (6) for a 6 ½. If more people are found living in the apartment without authorization, this is grounds for cancellation of the lease.

It is forbidden to store any materials that are flammable, smelly or hazardous on the premises as they could cause serious prejudice to the security of the building and its occupants.

It is forbidden to store objects in the fire escapes or on the balconies. If items are stored there and inspections are made, the Lessee will pay the fine.

NO NOISE IS PERMITTED BETWEEN 10:00 PM AND 8:00 AM. During all other hours, excessive noise or disturbances (sound system, TV, musical instruments, yelling or screaming, etc.) are not permitted. One warning will be given, then the police will be called. If this continues, your lease will be terminated.

Appliances such as washers, dishwashers or washing machines are not permitted in the apartments without the previous written authorization from the Lessor. IF THERE IS WATER DAMAGE IN THE BUILDING AND IT IS FOUND THAT THE FLOOD ORIGINATED FROM YOUR APARTMENT AND THAT APPLIANCES WERE ILLEGALLY CONNECTED, YOU WILL BE HELD LIABLE FOR THE COST OF ALL REPAIRS, LABOUR AND DAMAGES CAUSED TO YOUR APARTMENT AND THAT OF OTHER LESSEES.

 

Any work done by an outside professional or any work done to electrical, structural or plumbing without authorization by the Lessor is strictly forbidden. Any damages incurred from said work will be fully paid by the Lessee.

 

A FEE OF $ 50 WILL BE CHARGED TO THE LESSEE TO UNBLOCK ANY SINK, TOILET, BATH TUB OR WASH BASIN if it is found that the blockage was caused by the Lessee. DO NOT PUT LARGE OBJECTS IN SINKS, TUB/SHOWER OR TOILETS AS THEY

 

MAY CAUSE A BLOCKAGE OR FLOODING! This has happened numerous times this year and tenants need to be more responsible when throwing away waste.

It is strictly forbidden to grow cannabis (marijuana/hashish) inside and/or on the ground of the building. It is also forbidden to disturb anyone with the smoke of cigarette, marijuana/hashish or other substances.

 

The Lessee shall be liable for damages caused to the leased premises and/or its equipment. The Lessee agrees to keep the rented premises in a reasonable state of cleanliness and shall be liable for the costs of repair of damage to the rented premises or residential complex caused by the willful or negligent conduct of the Tenant, other occupants of the rented premises or persons who are permitted in the residential complex by the Lessee. 

 

Balcony railings are not to be used for drying or hanging clothes. Balconies are not to be used for storage purposes, for example tires etc. It is the Lessee’s responsibility to clean and maintain the premises as well as the balcony or balconies.

The Lessee must wrap all garbage and waste materials in small plastic garbage bags and deposit them in the garbage or recycling bins outside. All bottles, broken glass, coat hangers, boxes and big items must be brought to the appropriate place.
